  2. Bidding Process – Buyers place their bids, and when the auction ends, the highest bidder (as long as they’ve met or exceeded the reserve price) is legally bound to purchase the property.
  3. Immediate Exchange – As soon as the auction ends, contracts are exchanged, and the buyer pays a 10% deposit.
  4. Completion in 28 Days – The sale completes within 28 days, giving you a fast, secure sale.

Best for: Sellers who need a quick, guaranteed sale and have properties suited to cash buyers or investors.

Modern Method of Auction (Conditional Sale)

A more flexible approach that allows for mortgage buyers to get involved, widening your potential pool of bidders. Here’s how it works:

  1. Marketing & Viewings – Just like with Traditional Auction, I handle everything to ensure your home is presented at its best.
  2. Bidding Process – The auction runs online for a set period, allowing buyers to place bids at their convenience.
  3. Reservation Fee Paid – When the highest bid meets the reserve price, the buyer secures the property by paying a non-refundable reservation fee.
  4. Completion in 56 Days – The buyer then has up to 56 days to exchange contracts and complete the sale, giving them time to arrange mortgage finance if needed.

Best for: Sellers who want a faster sale than the open market but need to accommodate buyers who require mortgage finance.
